By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of  Brown County, Indiana, in Cause No. 07C01-1707-MF-000277 wherein Ditech Financial LLC was Plaintiff, and Kendall L Kritzer and Stephanie P Kritzer, et al., were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the   9   day of    August , 2018, at the hour of 10 am  or as soon thereafter as is possible, at 55 State Road 46 East, Nashville, IN 47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

A tract of land located in the Southwest quarter of the Southeast quarter of Section 11, Township 5 North, Range 2 East, Brown County, Indiana, and more particularly described as follows:

Beginning at an iron pin located 25.0 feet East and 625.4 feet North of the Southeast corner of said quarter quarter and running thence North 5 degrees 12 minutes East, 85.9 feet to an iron pin; thence North 9 degrees 34 minutes East, 63.2 feet to an iron pin; thence North 27 degrees 03 minutes East, 109.6 feet to an iron pin;

Thence with the center of a 50-foot wide easement North 26 degrees 56 minutes East 79.0 feet,  North 41 degrees 27 minutes East 147.8 feet,  North 55 degrees 29 minutes East 263.9 feet, North 74 degrees 38 minutes East 76.0 feet; North 80 degrees 14 minutes East 193.2 feet, and  North 62 degrees 06 minutes East 134.3 feet.
