NOTICE OF SHERIFF’S SALE

By virtue of a certified copy of a decree to me directed from the Clerk of Circuit Court of Brown County, Indiana, in Cause No. 07C01-1711-MF-000441 wherein First Merchants Bank, an Indiana Bank was Plaintiff, and Cathy L. Richeson; Portfolio Recovery Associates, LLC; Citizens Bank of Central Indiana n/k/a Fifth Third Bank; and Any Unknown Occupants, were Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the  14th day of June, 2018, at the hour of 10:00 a.m. or as soon thereafter as is possible, at 55 State Road 46 East, Nashville, IN  47448, the fee simple of the whole body of Real Estate in Brown County, Indiana.

Parcel No. 1:

A part of the Northwest quarter of the Southeast quarter of Section 7, Township 9 North, Range 3 East, Brown County, Indiana, described as follows:

Beginning at an iron pin located North 89 degrees 48 minutes West 304.30 feet from the Southeast corner of said quarter quarter section; thence North 89 degrees 48 minutes West 659.50 feet; thence North 20 degrees 27 minutes East 313.50 feet; thence North 39 degrees 15 minutes East 229.10 feet; thence South 52 degrees 39 minutes East 222.10 feet; thence South 13 degrees 08 minutes East 94.60 feet; thence South 82 degrees 51 minutes East 265.90 feet; thence South 14 degrees 53 minutes West 220.40 feet to the place of beginning, containing 4.67 acres, more or less.

Also, a Perpetual, Non-Exclusive Easement for the ingress and egress over and along an established 50-foot wide roadway leading from the Greasy Creek Public Road in to the above described real estate.
