Public hearing this month on changes to town zoning ordinance

Changes to the Nashville zoning ordnance may be coming if the Brown County Area Plan Commission decides to change lot size requirements following a public hearing this month.

The proposed amendment would reduce the minimum lot size from 6,000 to 3,000-square-feet for single family dwellings in areas zoned R1, R2, RB, B1, B2 and B3. The amendment would reduce the minimum lot width from 60 to 59.5 feet. The minimum ground floor area for two-family homes would also be reduced from 1,200 to 1,050-square-feet.

The APC discussed amending the town zoning ordinance at their Aug. 24 meeting in a work session.

“It may allow more residential development,” said Planning Director Chris Ritzmann.

APC member Jane Gore asked if this change would make any remaining vacant lots unbuildable, but APC member and county surveyor Dave Harden said that the change should not make any lots unbuildable, including the new subdivision being built between the Coffey Hill and Tuck A Way subdivisions.

“It’s not just vacant lots. I looked at a house today on Sweetwater we’re going to tear down and use the existing foundation to build a new one. In essence you could buy a property in Nashville, tear it down and put two up,” APC member Andy Voils said.

“I think it would create more opportunities.”

The public hearing will happen during the next APC meeting on Sept. 28 at 6 p.m.
